Near North Side is the hottest neighborhood on Chicago’s Red Line in 2026, followed by Uptown and Near South Side.
Redfin just launched homes on the Red Line—literally. Select train cars on Chicago’s busiest rail line are now wrapped in designs mimicking real homes as part of Redfin’s latest marketing campaign. The campaign highlights Redfin Early Access, which gives homebuyers access to Chicago home listings they can’t yet find on other websites. To mark the launch, we ranked neighborhoods served by the route by which ones are drawing the most competition for homes.
The analysis ranks neighborhoods along the Chicago Transit Authority’s Red Line by year-over-year growth in listing views on Redfin.com and Redfin Compete Score—a measure of how difficult it is to win a bidding war. See the methodology section at the end of this report for more details.

“Living on the Red Line is a passport to the cultural life of Chicago,” said William Vezo, a Redfin Chicago sales manager. “Being close to a train like the Red Line is powerful because you can get to the middle of the city in minutes. Residents have everything at their fingertips, from transportation to cafes, shops and schools.”
Vezo said that unlike many other parts of the country, homes in Chicago are still enticing bidding wars. “Chicago is an attractive real estate market to a lot of locals because there’s a great mix of housing,” he said. “There are a variety of condos, single-family homes and multi-unit properties that are attractive to buyers across different price points.”

Here’s what Redfin agents say about Chicago’s hottest neighborhoods along the Red Line
1. Near North Side - Red Line Stations: North/Clybourn, Chicago, Grand and Clark/Division
Just north of downtown, the Near North Side includes places like the Magnificent Mile, Streeterville and the Gold Coast.
“Near North Side is high energy, downtown living. It’s got a lot going on and it’s a neighborhood that caters to everyone,” said Greg Whelan, a Redfin Chicago sales manager.
“While fewer new construction homes are being listed, move-in ready homes with modern finishes are selling fast and frequently drawing multiple offers,” he said.
Redfin principal agent Mark Fischer says the neighborhood offers buyers a diverse cross-section of housing across different price points.
“You can buy a condo in the Gold Coast for $200,000, or you can buy an extremely high-end penthouse at the St. Regis for $12 million, and everything in between,” he said.
High-rise condos and apartments are a major part of the landscape, although buyers can also find townhomes and other residential options tucked among the towers.
Fischer said buyers in the Near North Side range from medical students who want to be near neighborhood hospitals to older couples looking for privacy and full-service buildings.
2. Uptown - Red Line Stations: Wilson, Argyle and Lawrence
Uptown combines lakefront living with one of Chicago’s most storied entertainment districts, complete with vintage theaters, music venues and jazz clubs. The area is also known for its international dining scene.
“There is not a single brushstroke that could capture Uptown’s vibe,” said Whelan.
Another one of Uptown’s biggest draws is access to outdoor recreation opportunities, centered around Montrose Beach.
Redfin Premier agent Layching Quek said Uptown is becoming popular among first-time home buyers looking to get more value for their money.
“Buyers are actively competing with other homebuyers for large vintage condos and owner-occupied buildings with two to three units,” added Whelan.
Earlier this year, Whelan helped clients sell a two-bedroom, two-bathroom condo using Redfin Early Access. It helped drive demand and eventually the condo sold for over $20,000 the asking price, he said.
3. Near South Side - Red Line Stations: Roosevelt
Near South Side offers buyers proximity to downtown, the lakefront, Museum Campus and Soldier Field.
“Buyers can find everything from modern condo towers to loft conversions and townhomes. They’re complemented by transformative new developments along the riverfront in the area known as ‘The 78’—a nod to it becoming Chicago’s 78th community area,” said Whelan.
With rising mortgage rates, buyers in the Near South Side are more price-sensitive, opting to take their time rather than jump into bidding wars, added Whelan.
“While turnkey homes with low HOA fees and good amenities are still moving, sellers need to price strategically, as overpriced listings are sitting on the market longer,” he added.
4. Washington Heights - Red Line Stations: 95th/Dan Ryan
Washington Heights offers a different experience from the dense, high-rise neighborhoods closer to downtown.
Located in Chicago’s Far South Side, the neighborhood has a residential feel, with tree-lined blocks that include traditional single-family homes, bungalows and brick two-flats.
“In Washington Heights, homebuyers can take advantage of a suburban feel, while still having access to all of the cultural elements that the city has to offer,” said Vezo.
5. Rogers Park - Red Line Stations: Jarvis, Morse, Loyola, Howard
On Chicago’s northern edge, Rogers Park combines access to Lake Michigan with a strong arts scene. The neighborhood is known for its restaurants, independent businesses, theaters and distinctive architecture.
Just like Uptown, Rogers Park is seeing a lot of demand for large condos and owner-occupied residential buildings with two to three units, said Whelan.
“Rogers Park has a lot of affordable condos along the lakefront that date back to the 1940s and ‘50s. You also have single-family homes, especially further west. It’s a neighborhood characterized by independent, locally owned businesses and neighbors who have lived there for years.”
Methodology
This Redfin analysis ranks neighborhoods along the Chicago Transit Authority’s Red Line by year-over-year growth in listing views on Redfin.com and Redfin Compete Score—a measure of how difficult it is to win a home in a particular area based on factors including days on market, share of homes that sold above their listing prices and sale-to-list price ratio. The Compete Score for an area is rated on a scale of 0 to 100, where 100 is the most competitive.
All data represents June – August 2026, with year-over-year data compared against the same timeframe in 2025.
To make the list, a neighborhood must have recorded 50+ home sales between June 1 and August 31 and have a Redfin Compete Score above 50.
